Opening remarks and agenda

• Glenn Fraser delivered the Independent Chair’s address; Avi Anger presented the fund manager’s address, followed by questions.

• The meeting opened with a quorum; the agenda covered FY26 strategy and results, FY27 outlook, stakeholder questions, and Belinda Robson’s election.

Financial performance review

• FY26 operating EPS and distributions were 25.5 cents per security, up 2% year over year and in line with guidance.

• NTA rose 2.6% to $4.71 per security; property valuations increased 3.2%, including a $188m net valuation uplift.

• At 30 June 2026, the portfolio comprised 505 properties valued at $6.113bn, with 99.9% occupancy, 9.2-year WALE, 3.1% average annual net property income growth, and a 5.4% weighted average cap rate.

• Pro forma gearing was 27.5%, at the lower end of the 25%–35% target range.

Board and executive committee updates

• Glenn Fraser retired as Chair after 10 years on the board; Michael Gorman succeeded him, bringing more than 30 years of real estate, public equity, and debt-market experience.

• Belinda Robson was proposed for election as an independent director; her background includes more than 35 years in Australian property and non-executive board roles since 2012.
