FFO per Unit (diluted) for Q3 2025 was €0.013, down from €0.4 in the prior year period, reflecting the impact of asset sales.
NAV per Unit (diluted) at September 30, 2025, was €0.91, down from €2.07 at December 31, 2024, mainly due to the special distribution.
Capital allocation and financing
Adjusted debt to market value ratio improved to 34% from 53% year-over-year; adjusted debt to gross book value was 31.5% at September 30, 2025.
€238–244.6 million in debt repaid using disposition proceeds, with no mortgage maturities for the remainder of 2025 and 2026, supporting financial flexibility.
Weighted average mortgage effective interest rate was 2.91% with a weighted average term to maturity of 1.9 years.
Debt service coverage and interest coverage ratios remain above covenant requirements, with ratios of 3.2x and 3.8x, respectively.
Available liquidity was €24.2 million at period end, following a reduction in the revolving credit facility.
