Executive summary
Achieved record quarterly sales of INR 12,126 crores (₹1,21,264 mn), up nearly 300% YoY, with 4,718 units sold across 9.55 million sq ft; collections reached INR 4,523 crores (₹45,227 mn), up 55% YoY.
Launched first NCR project, The Prestige City Indirapuram, with sales of ₹71,626 mn in Q1; NCR led sales mix at 59%, followed by Bangalore and Mumbai.
Delivered 5.45 million sq ft across five residential projects, including first completions in Mumbai; completed maiden projects in Mumbai and filed DRHP for Prestige Hospitality Ventures Limited.
Office assets in Mumbai saw strong pre-leasing traction, with 1.14 mn sft leased in Prestige 101, BKC; commercial leasing totaled 1.21 mn sft with 94% occupancy.
Net profit attributable to owners for Q1 FY26 was ₹2,925 million, compared to ₹2,326 million in Q1 FY25.

Q1 FY26 revenue at ₹24,687 mn (+21.94% YoY); consolidated revenue from operations was ₹23,073 million, with total income at ₹24,687 million.
EBITDA at ₹10,552 mn (margin 42.74%); PAT at ₹3,120 mn (margin 12.64%); consolidated net profit margin for Q1 FY26 was approximately 12.7%.
Area sold: 9.55 mn sft (+234% YoY); average realisation for apartments/villas ₹13,339/sft (+12% YoY).
Portfolio-level EBITDA margin at 25%; new project margins targeted at 30–35%.
Net debt: ₹68,306 mn; debt-equity ratio: 0.42; average cost of debt: 10.14%.
Outlook and guidance
Presale guidance for FY26 maintained at INR 25,000–27,000 crores; robust pipeline of launches with GDV of ₹4,35,572 mn and 44.1 mn sft in the pipeline.
Revenue recognition expected to increase to INR 15,000–20,000 crores annually over the next 3–4 years.
Planned commercial and retail capex of ₹1,06,693 mn and ₹43,111 mn respectively.
Board recommended a final dividend of ₹1.80 per share for FY25, subject to shareholder approval.
