Executive summary
Customer visits reached 340 million year-to-date, up 3.0%, with portfolio occupancy at 99.7%, the highest since 2017.
Business partner sales for the twelve months to June 2025 were $29.3B, up $719M year-over-year; specialty sales grew 3.9%.
Statutory profit after tax was $782M, including a $177M unrealized property revaluation gain.
Westfield membership grew to 4.7 million, and customer advocacy (NPS) rose by 6 points to 53.
Major redevelopments completed at Bondi, Southland, and Sydney, with further residential development approvals at key sites.
Financial highlights
Funds from operations (FFO) for the half year reached $587M, up 3.2% year-over-year.
Net operating income grew by 3.7% to $1,043M; underlying NOI (excluding a $4M prior period credit) rose 4.1%.
Distribution for the half was $459M or 8.815 cps, up 2.5% year-over-year.
Net tangible asset backing per security rose to $3.54.
Cash and cash equivalents at period end were $318.4M.
Outlook and guidance
Full year 2025 FFO target reconfirmed at 22.75 cps, representing 4.3% growth.
Distribution guidance for 2025 upgraded to 17.72 cps, up 3% for the year.
CapEx run rate for redevelopment and maintenance expected to remain around $450M annually.
Strategy focuses on attracting more visitors and unlocking long-term growth from strategic land holdings.
