Opening remarks and agenda
The meeting began with an acknowledgment of Traditional Custodians and respect for cultural heritage, followed by the Chairman outlining the agenda, including financial reflections, CEO address, Q&A, and formal business.
Housekeeping and participation instructions were provided for both in-person and online attendees, with voting on all resolutions to be conducted by poll.
Financial performance review
Statutory net profit reached $1,004.6m for FY25, up from $547.1m in FY24, with FFO at AUD 674 million and distributions totaling AUD 0.12 per security.
Comparable net property income grew by 3.7%, led by premium assets, and portfolio occupancy improved to 99.5% as of June 2025.
Gearing reduced to 26.6%, at the lower end of the target range, supported by a AUD 349 million increase in asset valuations.
Retail sales growth momentum continued into FY2026, with Q1 sales up 4.4% and specialty/mini-major sales up 5.9%, while premium centres rose 6.4%.
Chadstone’s Market Pavilion and One Middle Road office tower were completed, with Chadstone’s Market Pavilion achieving $66m in retail sales in 1Q FY26 and specialty productivity over $18k/sqm.
Board and executive committee updates
Several directors stood for re-election, outlining their experience and commitment to governance, strategy, and stakeholder value.
The board comprises the Chairman, CEO and Managing Director, and seven other directors.
Succession planning, tenure, and diversity were discussed, with emphasis on value, contribution, and diversity of thought over fixed quotas.
