Financial performance review

• FY25 Distributable EPS reached 16.64 cents, up 1.0% from FY24, with stable earnings and top-line rental growth.

• Portfolio valued at AUD 2.86 billion as of 31 December 2025, a 2.2% increase and a valuation rise of AUD 102 million.

• Occupancy rate at 99.9%, with 90% of leases being Triple Net.

• Gearing at 32.7%, within the 30-40% target range, and $409m of debt refinanced or extended to 2028, reducing margin by ~15bp.

• NTA per security increased to AUD 2.90, up 5.1% for the year; $50m on-market buyback completed.

• Six non-core assets sold for $40.6m at a 0.4% discount to book value.

Board and executive committee updates

• Chair highlighted her experience and commitment to strategic investment, capital management, and governance.

• Board composition includes two Viva Energy-appointed directors and three independent directors.

• External governance review conducted to strengthen board effectiveness.

• Georgina Lynch re-elected as Director with 90.82% support.

• Approval granted for performance rights to CEO Hadyn Stephens as part of his long-term incentive for 2026.
